David Smith widely featured in the media on Renters’ Rights Bill
Property Partner David Smith’s commentary on the Renters’ Rights Bill has been featured widely across the legal and property trade press, appearing in more than 10 publications.
Quoted in a variety of press including Edward Fennell's Legal Diary, PropertyWire, Landlord Zone and Estate Agent Knowledge, David criticizes the implementation of some tranches of the Renters’ Rights from 1 May 2026.
Sharing its roadmap for the implementation, the government’s changes due to come in by May 2026 include a ban on no-fault evictions, the prevention of rent rises more than once a year, asking for more than one month’s rent payment in advance, rental bidding wars, and discriminating against applicants who receive benefits or have children.
David said: “This will put agents under an immense amount of pressure to get everything done ready for the start date. As the government does not intend to give details of what needs to be in tenancy agreements until early in 2026 there will be very little time to prepare paperwork, train staff and update systems.”
For the property sector, the announcement marks a major operational challenge, forcing agents and landlords to rapidly update systems, agreements and staff training ahead of the 2026 deadline.
