David Smith writes for FT Adviser on Renters Rights Act

Property partner David Smith has written an article for leading publication FT Adviser on the Renters’ Rights Act and what landlords need to know.

The Act, which recently received Royal assent, represents the most radical shake up of the private residential rented sector since the Housing Act 1988 brought the modern private residential rented sector into existence.

David discusses the key changes that the Act will bring in including that all tenancies must be open ended, the removal of no fault eviction and new controls around setting and increasing rent. He outlines strategies landlords should consider when navigating the changes to come.

He concludes: “It is an uncertain time for landlords. The easy wins in property renting are likely to disappear. This does not mean that it does not remain a good investment, but better selection of investment opportunities and better management of those assets will be necessary to keep risk within acceptable levels.”
